Rental Criteria

Springboard Property Management practices business in accordance with Federal, State & Local fair housing laws and provides all persons regardless of race, color, religion, sex, age and national origin, familial status, sexual preference, gender identity and disability with equal housing for all. Our goal is to make this process smooth and within a timely manner. Please review and provide all documentation that is required.


All applicants over the age of 18 will need to complete an application and

provide current photo ID

Application fee is $65 per applicant and are non-refundable

 We do not accept reusable credit/tenant reports

Occupancy Limits - The number of occupants per unit is limited to no more than 2 people per

bedroom plus one more for the property; unless local fire safety codes are more prohibitive




Income Requirements

3X gross income of rental amount, combined with any co-applicants income. *Some cities limits may vary*

Must have 2 years verifiable income and provide most 2 recent pay stubs

Self-employment must provide 2 most recent years of tax returns

Housing Documentation must be current and in good standing



Credit/Criminal History

Credit score of 650 + preferred

NO open bankruptcy, dismissed or discharged bankruptcies within the past 24 months

Judgements or collection accounts for unpaid rent or damages to rental units

No foreclosures within the past 24 months

Landlord will review criminal records on a case-by-case basis while considering the nature &

severity of the conviction and the amount of time that has passed since any convictions and will

base the approval or denial on the fair housing/ HUD guidelines.


Rental History

 2 verifiable unbiased rental history references

No current or past balance owing

All lease obligations need to be meet

No eviction pending


An application may be DENIED for the following reasons:

Non favorable landlord reference(s)

Collections for past balance owing to landlords for rent and or damages

2 or more complaints within a 12-month period

 Unauthorized occupants or pets

No evictions current, past or present

False information on your application
